There have been a few legislation changes of late which impact on the operation of fire alarm systems.  Some may be relevant to your business and some, may not.  If you would like to know more about the legislation then please use the fax back service below.

BS5839 Part 1:2002

The updated code of practice has been released and now all new systems, modifications and servicing must comply with the new requirements:

New Systems

  • Design, install , commissioning and acceptance certification
  • Changes to design criteria

Modifications

  • New certification process

Servicing

  • Reduction in number of visits, change of log books and false alarm recording, usage and structurual checks and configuration programme checks

User

  • Updated duties include daily visual checks, log book house keeping, false alarm limitations, free space and access, nominated responsible person, system modification procedure

The fire precautions (Workplace) Regulations 1997

All places of work must have in place a fire risk assessment (even  if they have a "Fire Certificate").  The assessment must be  reviewed annually and any recommendations must be implemented

The assessment covers:

  • Adequate automatic smoke detection
  • Means of escape
  • Emergency lighting
  • Fire safety strategy
  • Fire fighting equipment

You are now responsible to ensure  that you comply with the  requirements and your insurance   may be invalid if you do not comply

Disability Discrimination Act 1995: Part 3

As of the 1st October 2004, anyone providing a service, goods or  facilities to the public, must make "reasonable adjustments" to accommodate disabled people.  Items to consider are :

  • Fire alarm flashing beacons
  • Vibrating pagers, pillows
  • Alarm receiving centre monitoring
  • Emergency lighting
  • Magnetic door retainers
  • Evacuation plans

Halon Gas - EC Regulation 2037/2000

From the 31st December 2003 all Halon gas should have been  removed and replaced with an alternative type of fire extinguishant or early detection system.

Also, all rooms protected by a gas extinguishant system must have an annual room pressure test to certify that the room can contain the gas long enough to extinguish a fire

New Fire Safety Order

New fire legislation issued in 2005 which encompasses all of the current acts:

  • Fire risk assessment
  • Building property protection
  • Prevention of fire spread
  • Protection of all people
  • Fire brigade to enforce legislation
  • Owners to be accountable
